Premises Liability: Holding Property Owners Accountable
Under California law, property owners have a legal obligation to maintain their buildings and land in a safe condition. This means they must regularly inspect their properties to ensure it is free of hazards that could cause injury to visitors, patrons, or tenants. If a property owner fails to fulfill this duty, and someone is injured as a result, the property owner may be held liable for the damages.
This legal principle is known as premises liability and it applies to all types of properties, including residential homes, commercial buildings, and public spaces. Homeowners, property owners, and business owners all have a duty to make their property safe and to warn of any conditions that could foreseeably cause harm to others.

Premise Liability and What This Means to You
Under California law, homeowners, landlords, and business owners have a duty to make their property safe and warn of any conditions that could foreseeably cause harm to others – this is called premises liability.

E-bike Accidents and Safety Reminders
E-bike accidents continue to rise in all cities throughout Orange County, according to current hospital records. Excessive speed and unsafe riding are the primary causes of these accidents. Minors are riding e-bikes without knowing the rules of the road. Here are some basic reminders to keep you safe:
🚲 Ride your e-bike in the same direction as traffic
🚲 Wear a helmet
🚲 Passengers must be in a designated seat, do not share seats
🚲 Watch your speed, e-bikes go much faster than regular bikes and can cause significant injuries

2022 Traffic Fatality Report: Addressing the Alarming Rise of Pedestrian and Bicyclist Deaths in Los Angeles and Orange County
The year 2022 was one of the deadliest years in two decades in terms of traffic fatalities, with over 300 people killed in auto accidents in Los Angeles and another 375 pedestrians killed by vehicles in Orange County. according to the OC Register. Pedestrians and bicyclists were the most vulnerable, with the majority of the fatalities being in these categories. Considering the number one reason for pedestrian accidents was cited as “distracted driving,” it is clear that something needs to be done to reduce this high volume of driving fatalities.
One potential cause for concern is the new Freedom to Walk Act in California, that allows pedestrians to legally jaywalk “with caution.” While the intent behind this law may have been to give pedestrians more freedom, experts fear this new legislation could lead to more accidents on the roads.

Previously, as the leasor of the vehicle, you would be entitled to keep any equity the vehicle may have when the total loss loan is paid to the lien holder. However, finance companies are now writing into their contracts that they get to keep any equity in the vehicle, leaving you without a car or a down payment to put into a new car. What do you think? 2022 was one of the deadliest years in two decades in terms of traffic fatalities. 300+ people were killed in auto accidents in Los Angeles alone.
Most of the fatalities were pedestrians and bicyclists. Distractedness was listed as the number one reason for pedestrian accidents.
This year, experts expect these numbers to increase due to California’s new Freedom to Walk Act, which allows pedestrians to legally jaywalk “with caution.”
